Aurora Residences is a commercial building converted to residential use, which places it under the €250,000 conversion route of the Greek Golden Visa programme. This route allows non-EU investors to qualify with a lower minimum investment than the standard €400,000 and €800,000 thresholds, provided the property is used as a residence after the change of use. According to the information we hold, the change-of-use permit for the building has already been granted.

The building stands on Ilioupoleos Street, between Neos Kosmos and Pangrati, one of the most sought-after residential areas of Athens. Local shops, cafés and supermarkets are about a minute’s walk away, schools around five minutes, Varnava Square about ten minutes and the National Garden and Zappeion around twenty minutes on foot. The nearest metro stations are within roughly an eight-minute walk.
In straight-line terms, the nearest supermarket is about 440 metres away, Syntagma Square is approximately 1.8 km, the coast is around 5 km and Athens International Airport is roughly 18 km from the property. By car, the Acropolis, Kolonaki and the city centre are about ten minutes away, the Stavros Niarchos Foundation and Floisvos Marina around 10–15 minutes, Piraeus Port about 20 minutes and the airport about 30 minutes.
