What are the requirements and investment thresholds?
€250,000 (anywhere in Greece): conversion of commercial property to residential use or restoration of listed historic buildings, with no square-metre limit. €400,000: a single property of at least 120 m² anywhere outside the €800,000 zones. €800,000: at least 120 m² in the Attica region, the Thessaloniki regional unit, Mykonos, Santorini or on islands with more than 3,100 inhabitants. The full amount must be legally transferred to the seller’s bank account in Greece. Rules can change, so our legal team confirms the current requirements before you buy.
How long does it take to obtain the Greek Golden Visa?
After the investment and the online application through a power of attorney, a Blue Document (temporary residence permit) is issued, which allows visa-free travel to Greece while the process continues. Once you give your biometric data, the permanent residence card takes on average 4–9 months to be printed and delivered, depending on the workload of the immigration offices.
Can my family be included?
Yes. Greece offers three generations on one application: with a single investment by the main applicant, your spouse, your unmarried children under 21 and both your parents and your spouse’s parents can receive a Golden Visa residence card, with no additional investment.
Do I need to live in Greece to keep the Golden Visa?
No. There is no requirement to reside in or be physically present in Greece. Under current rules, residential properties bought under the €400,000 and €800,000 thresholds cannot be rented short-term (such as Airbnb); rental income is possible through long-term rentals. In €250,000 conversion projects, rental flexibility depends on the specific project.
How long is the Golden Visa valid and how is it renewed?
The Golden Visa is valid for life; the card is renewed every 5 years for as long as you keep your investment, without additional conditions, language requirements or residency obligations. Investors who meet the uninterrupted legal residence requirements can apply for EU citizenship after 7 years.
